Affordable Home Ownership Program Transitioning from rental payments to mortgage payments is now becoming easier for low to moderate income rental households. The Government of Canada, Province of Ontario and many municipalities are working together through the Canada-Ontario Affordable Housing Program (AHP) to assist first time homebuyers in the process of buying a home. The Affordable Home Ownership Program offers an interest free loan to qualifying home buyers who may receive down payment assistance of 5% towards the cost of their home and an additional 1% to help with closing costs. This loan is interest free and will be forgiven if the home is not sold or leased for twenty years. If the home is sold then repayment is required. Once applicants have received approval for participation in the program, they have one hundred and twenty days to secure a mortgage lender and put an offer on an eligible property. Participants can buy any new or resale home of their choice in the participating municipality with a maximum market value of $132 000. The home must be modest in size, relative to community norms, in terms of floor area and amenities. There is no deadline for application; applicants will be accepted on an ongoing basis until funding is depleted. In order to be eligible for funding these requirements need to be met: • Bank verification of income and assets (to be completed and signed by a financial institution) • Copy of birth certificate • Proof of residence in Canada • Mortgage approval documents • Copy of current lease agreement including landlord’s name and contact information • Applicants must also attach their most recent pay stub as well as their most recent income tax statement.
